1. Who provides the service

The provider is Mauer Enterprises s. r. o., registered office Černyševského 10, 851 01 Bratislava, mestská časť Petržalka, company ID 52069818, tax ID 2120949875, VAT number SK2120949875, registered in the Commercial Register of the City Court Bratislava III, section Sro, insert no. 147054/B.

2. What Rentfolio is

Rentfolio is a record keeping tool for owners of a few rental flats. It keeps properties and units, leases, scheduled rent and utility advances, received payments, bank statements, utility settlements, meter readings, tenant screening and portfolio indicators.

Rentfolio is not a legal, tax, accounting or investment service. The figures it shows are an input for your decision, not a tax return or professional advice. You are responsible for the data you enter and for the decisions you base on it.

For rent indexation the app does not fetch any official index automatically. You enter the rate yourself and the app only calculates with it.

3. Your account

An account is required. Give accurate details when registering and never share your password. You are responsible for everything done under your account.

You may share your account with another person, for example a business partner or an accountant, and give them the Edit or Read only role. The data stays yours and you are responsible for what invited people do in your account.

The service is intended for people over 18.

4. Prices and payment

Some features are free and some are paid. Current prices are published at https://www.rentfolioapp.com/cennik.

Paid features cannot be ordered yet. When payments go live, the order terms, taxes and withdrawal rules will be stated at the point of order and will become part of these terms.

Introducing a paid feature does not mean losing data. Your data stays yours and accessible regardless of plan.

5. What is not allowed

When using Rentfolio you must not:

• bypass sign in, access controls or limits, or attempt to reach data in other accounts,
• harvest the content of the app in bulk or by automated means,
• upload malicious code or content that infringes the rights of others,
• enter personal data of third parties without a legal basis for doing so,
• use the app for anything unlawful.

6. Tenant data

When you keep records about tenants and rental applicants, you are the controller of their personal data and the provider is a processor acting on your instructions. The details are in the document Processing of tenant data, which forms part of these terms.

The legal basis for the processing and informing tenants about it remain your responsibility as the controller.

7. Availability

We aim to keep the app available and working, but we do not promise uninterrupted availability. Service may be interrupted by maintenance, by a failure at our hosting or database provider, or by circumstances outside our control.

Rentfolio is still being developed. Features may change or be added. If a feature is removed, we will say so in advance.

We recommend keeping important documents, leases and payment confirmations outside the app as well.

8. Liability

We are liable for damage to the extent required by law. We are not liable for lost profit, lost rent, fines, decisions you base on the data you entered, or unavailability caused by a provider.

If you are a consumer, your statutory consumer rights are not affected.

9. Changes to these terms

We may change these terms, for example when payments go live or when a provider changes. We will notify you by email to the account address or in the app. If you disagree, you can delete your account. By continuing to use the app after the effective date you accept the change.

10. Ending the agreement

You can delete your account at any time in the app. Deleting it removes your records and uploaded files. Deletion cannot be undone.

We may limit access or close an account in case of a serious breach of these terms, in particular misuse of other people data or an attack on the service. We will warn you first where circumstances allow.

11. Governing law and disputes

The relationship is governed by the law of the Slovak Republic and the courts of the Slovak Republic have jurisdiction. If you are a consumer resident in another European Union country, the protection given to you by the law of your country of residence is not affected.
